VRF management for residential blocks

In VRF residences, office blocks and estates, residents and tenants manage only the units in their own premises; building management and the technical team see the whole system.

Roles

Who sees what?

Resident or tenant

Joins by invitation; sees and controls only the ACs in their own apartment or office. No access to other units' data.

  • On/off, mode, setpoint
  • Phone and web

Building management

Monitors the whole system, common areas and fault status; invites or removes resident access.

  • Apartment and access list
  • Common-area schedules

Technical team

Fault codes and maintenance cases; which unit in which apartment is waiting for service.

  • Fault alerts
  • Planned maintenance programme
Energy allocation

How is VRF consumption split between apartments?

In a central VRF, consumption is measured at the outdoor unit; how it is apportioned to apartments is a separate matter.

Allocation is derived from indoor unit operating data via an apportionment method. The figure it produces is an allocated share, not metered consumption — a distinction that must be made explicit with the management plan and residents.

We treat energy allocation as its own calculation and contractual topic, assessed in a meeting.

Allocation ≠ metering

A split based on indoor unit load data is not each apartment's metered consumption. If it will drive bills or service charges, the method, data source and dispute process must be agreed in writing first.

Common-area schedules

Operating hours and setpoint limits for lobbies, gyms and meeting rooms.

Fault alerts

The technical team is notified the moment a fault code appears — before the resident calls.

Maintenance programme

Planned maintenance with Klimanist; schedules for common areas and apartment units.

Let's assess your building's VRF together.

Apartment count, VRF brand and series, and existing central controller details are enough for a first conversation.
