Fan coils, AHUs and hydronic systems

The HVAC equipment beyond VRF lives on the same screen: fan coils, air handling units, pumps, boilers and chillers. Run status, alarms and maintenance needs in one flow.

Equipment & signals

Which signal produces which maintenance job?

FiotX defines HVAC maintenance cases per equipment family. A case carries the observation, probable causes, the recommended check and how recovery is verified — provided the equipment exposes the relevant signal.

EquipmentMonitored signalExample maintenance case
Fan coil units (FCU)Run status, fan stage, filter alarm, runtime, condensate pumpFilter due; condensate pump running continuously (overflow risk)
Air handling units (AHU)Filter differential pressure, fan status, drain level, supply temperatureBag filter clogging; drain trap warning
Hydronic systemsFlow and return water temperatures, pump statusLow delta-T: weak coil heat transfer
VRF outdoor unitsProtection state, compressor runtime and start count, fault codesProtection trips increasing; zone slow to reach setpoint
Pumps, boilers, chillersRun and fault contacts, analogue readingsAlarm with fault contact and run history
Devices

The devices that carry field signals to the platform

PN Climate HVAC

Read-and-control gateway for VRF and fan coil systems; Modbus and BACnet.

PN Connect

Programmable remote I/O: relay outputs, dry contacts, 4–20 mA and 0–10 V, RS485/Modbus RTU.

PN Energy

Panel- and circuit-level energy metering, to read consumption alongside equipment operation.

PN Sense

Battery-powered wireless ambient sensors; temperature and humidity where cabling is hard.

This fan coil group exceeded both the filter alarm and the runtime threshold.
Runtime
1,420 h
Threshold
1,200 h
Units
8 FCUs

Probable causes

  • Filter change/cleaning overdue
  • High ambient dust

Recommended check

Clean or replace filters; inspect the drain pan.

How do we know it's fixed?

Alarm cleared with a maintenance record and the runtime counter reset.

Sample case text. Real cases are generated from field data and the points your brand exposes.

With your existing BMS

Where a BMS exists, data is used alongside it; dual-control conflicts are resolved at the planning stage.

Local protection stays

The equipment's own safety and protection functions are never bypassed; the platform doesn't replace them.

Maintenance by Klimanist

Cases reach the maintenance team with context; intervention and outcome live in the same record.

Let's talk about your project.

Building type, approximate area and existing system details are enough for a first conversation. Quotations are finalised after a site survey.
